A creepy one. With stuff like body parts, cursed objects, items owned by serial killers, taxidermy, etc. I'd do night tours and sleepovers for those brave enough and it would be my Haven!

I'd open a museum about the United States home front during the First World War. It would house a variety of propaganda posters, literature, and artifacts of the era.
